Design, Build, Renovate

Design + Pre-Construction

Because construction doesn't start when you're ready to build.

The most successful projects begin months before construction with thoughtful planning, guided design, and intentional decision-making.

Design Discovery

Every remarkable home begins with a conversation.

Most homeowners think construction begins when permits are approved and excavation starts. In reality, the most important decisions happen months before that. Design and pre-construction are where your vision is shaped, your investment is protected, and the roadmap for a successful project is created. Before floor plans, budgets, and material selections, we take time to understand:

  • Who do you want your family and story to become in this space?
  • How do you want this environment to inspire you?
  • How do you want to gather, rest, entertain, and create memories here?
  • What should your home make possible that it doesn't today?

At KC KREW, we believe the best homes are designed from the inside out, starting with your lifestyle, your goals, and the experiences you want your home to create.

Straight from the field:

The decisions you make in the first two weeks of design have more impact on the final cost than anything that happens during construction. Slow down up front and the build flies, rush the design and you'll feel it for months.

The Journey at a Glance

What to Expect During the Process

Building or renovating a home is one of life's most exciting investments, but it can also be one of the most emotionally demanding. Most homeowners experience the same moments of excitement, uncertainty, frustration, and relief as their project progresses. These emotions don't mean something is wrong; they are a natural part of the building process. Understanding what lies ahead helps you navigate your project with confidence and reminds you that you're never walking through it alone.

The Journey at a Glance — the six emotional stages of building or renovating a home: Vision, Planning & Pre-Construction, Construction Begins, The Messy Middle, Transformation, and Welcome Home.
A timeline of the six stages of a home building project: 01 Vision, 02 Planning & Pre-Construction, 03 Construction Begins, 04 The Messy Middle, 05 Transformation, 06 Welcome Home.

Why We Invest So Much Time in Planning

The most successful projects are built twice.

First on paper. Then in the field. The time invested during design and pre-construction creates clarity, reduces costly surprises, and ensures every decision is aligned with the life you're trying to create. Thoughtful planning allows us to:

  • Understand your goals and priorities
  • Align design with your investment
  • Make informed decisions before construction begins
  • Minimize change orders and delays
  • Create a clear roadmap for everyone involved
  • Build with greater confidence and intention

Our Guided Design + Pre-Construction Process

  1. 1

    Discovery & Vision

    2–4 Weeks

Every remarkable home begins with understanding how you want to live. We learn about your family, lifestyle, goals, property, and vision. How do you live? How do you entertain? What inspires you? What does your ideal day at home look like? During this phase, we also establish desired investment parameters and begin site discovery and exploratory work to better understand the opportunities and constraints of your property.

  2. 2

    Concept Design

    4–8 Weeks

Initial layouts, floor plans, and feasibility studies begin to shape your vision into something tangible. Together, we explore possibilities and refine the direction that best supports your lifestyle and goals.

  3. 3

    Detailed Design & Selections

    6–10 Weeks

Architecture, engineering coordination, and material selections come together during this phase. Every decision is guided with clarity and intention, ensuring the design reflects both your vision and investment goals.

  4. 4

    Budget Development

    Throughout Design

As plans evolve, so does the budget. We continuously align the design with your investment goals through ongoing pricing and cost analysis. Additional site reviews and plan reviews with our pre-construction team help ensure the project will be just as successful in the field as it is on paper. This is also when we refine selections, update budgets, and gather material pricing from vendors and trade partners.

  5. 5

    Permitting & Construction Preparation

    6–16+ Weeks (Depending on Jurisdiction)

Permits, bidding, scheduling, trade coordination, and final preparation take place during this phase, creating a clear roadmap for construction. By the time construction begins, everyone understands exactly what we're building, how we're building it, and why each decision was made.

How Does Custom Home Design Compare?

Custom Home vs. Production Home: What's the difference?

Custom Home

  • Unique design tailored to you
  • Complete control over floor plan and finishes
  • Built on your chosen lot
  • Higher cost per square foot, longer build time

Production/Tract Home

  • Pre-designed floor plans with limited options
  • Builder determines lot and community aesthetics
  • Lower cost per square foot, faster build time
  • Less flexibility for personalization
Our take: A custom home offers unparalleled personalization and design freedom, while a production home provides more predictability and often a lower entry cost, but with less ability to customize. If you value a home built precisely to your specifications, custom is the way to go.
